Why empty places fail in the Soo
Two different properties hide under one city name. A house inside Sault Ste. Marie can lose heat, take ice-dam water, or collect mail like any vacant home. A cottage on the St. Marys River, or on Sugar Island, adds current, ice, and a ferry. Sugar Island's boat is year-round on paper. In practice, ice at the docks has stopped crossings. Coast Guard icebreakers work this river because it is a shipping lock, not because your camp is a priority. If your watch plan needs a Thursday ferry and the dock is iced in, the visit waits. We will say so.
Lake-effect snow off Superior loads roofs and buries wellheads, dryer vents, and the path to the LP tank. Power is better in town than on river lots and the island. Mice move into empty kitchens. River ice can lift docks and cribs the same way Lake Huron does, with the added fun of lock and icebreaker wake once the channel is open.
Inland Chippewa County (Pickford, Kinross) is quieter still: farm roads, camps in the woods, fewer passing headlights. Those are mention towns on this page, not separate sites. Tell us the actual road.
What we do in the Soo
Routine home watch. Heat, leaks, power, doors and glass, pests, roof line, and signs of entry. City second homes and river cottages get the same report format.
Storm and freeze checks. Extra visits after Superior snow and deep cold. We do not promise a Sugar Island extra visit on a day the ferry is down.
Opening and closing. Seasonal water and start-up, with a plumber when the cottage needs more than a valve.
Key-holding and contractor meets. We meet the trades you hired. We do not paint. If you have staining or interior paint scheduled, we can be the key.
Starting points pending a walkthrough: Essential $59/mo monthly, Seasonal Guardian $99/mo bi-weekly, Full Care $149/mo weekly. Sugar Island and long rural drives quote after we see access.
How it works in Sault Ste. Marie
- 1Walkthrough when you are north, or a video walk if you are not. We need in-town vs river vs Sugar Island vs Pickford / Kinross before we set a cadence.
- 2Checks on your plan, routed with other Chippewa County stops when we can.
- 3Photo report after every visit. Ferry cancellations get a message, not a fake check-in.
Reviews coming as we complete the first season.

Sault Ste. Marie FAQ
Do you cover Sugar Island?
Case by case. The EUPTA ferry is the access. Ice at the docks is a known winter problem. Ask on the form. We will not take a weekly winter plan we cannot run.
Pickford or Kinross?
Yes, as part of the Soo-area route. Mention them on the form. They do not have their own pages.
