Why empty cottages fail in St. Ignace
The Straits are a wind tunnel. Ice moves. Lake-effect and lake-enhanced snow load roofs that were built as summer places. A cottage on the water here takes spray, ice shove, and freeze-thaw on the same walls that look fine in August. Inland St. Ignace properties fail the ordinary way: furnace, pipes, mice, a door that blew in.
The tourist calendar creates a security gap people underestimate. After Labor Day, then again after fall color and the last of the bridge traffic, seasonal rentals and second homes sit obvious. No footprints. A porch full of drifted snow. Downtown still has year-round eyes. The side streets and the shore west toward Gros Cap do not.
Mackinac Island sits in the same mental map and is a different job. Winter boats run from the St. Ignace Classic Dock when ice allows. When ice does not allow, the ferry suspends and the island is aircraft-only. We do not sell standard weekly winter watch for Mackinac Island. If you own there, say so on the form and we will tell you honestly whether a given month is even reachable. Do not buy a Straits cottage-watch plan and assume it includes the island.
What we do in St. Ignace
Routine home watch. Heat, leaks, power, glass and doors, pests, roof line, and a look at shoreline damage from the yard when it is safe.
Storm and freeze checks. Extra visits after Straits wind events, ice, and deep cold. Bridge closures and bad I-75 nights are when downstate owners cannot come. That is the point of a local check.
Opening and closing. Spring and fall water, seasonal set-up, coordinated with trades you already use.
Key-holding and contractor meets. We let in the plumber, the cleaner, or the painter you hired. We do not paint. Cottage painting in this area is a separate company and a separate schedule.

You can drive up. You will not, on a work Wednesday, when the thermostat died Monday. Watch is for the weeks you do not come, which is most of them.
Do you watch Mackinac Island cottages?
Not as a standard winter route. The Arnold winter ferry from St. Ignace suspends when ice closes the Straits. Ask. We will not take the job if we cannot get there.
